  • You can book directly through our website using our secure booking widget. Booking direct gives you the best available rates, no third-party fees, and priority guest support. Simply select your dates, choose your property, and confirm your reservation online.

  • Yes. We offer flexible booking options for both short-term getaways and extended stays. Whether you’re visiting Atlanta for a weekend, a month, or longer, our fully furnished luxury residences are designed to accommodate your needs comfortably.

  • Absolutely. All Sumthin Sumthin residences come fully furnished with curated interiors, premium bedding, in-unit laundry, a coffee and hot tea bar, high-speed WiFi, and modern finishes to ensure a seamless, check-in-ready experience.

  • Amenities vary slightly by property but typically include resort-style pools, 24/7 fitness centers, free parking, in-unit laundry, high-speed WiFi, Smart TVs, and thoughtfully designed living spaces. Specific amenities are listed on each property’s detail section.

  • Yes. Guest safety and comfort are top priorities. We carefully vet every neighborhood we operate in to ensure it meets our standards for safety, convenience, and proximity to Atlanta’s top dining, entertainment, and business destinations.

  • Yes. We welcome pets at select Sumthin Sumthin residences. A maximum of two pets is allowed per stay, with a 50 lb weight limit per pet. An $85 pet fee per pet, per stay applies. All pets must be approved in advance and disclosed at the time of booking.

  • Cancellations must be made at least 14 days prior to the reservation start date to receive a full refund. Cancellations made within 14 days of arrival will be charged the full reservation amount unless an emergency exception is approved at our discretion. For bookings made within 14 days of arrival, guests have 24 hours from the time of booking to cancel for a full refund. Same-day bookings are non-refundable once confirmed.

  • You can request luxury decor and celebration services through our Decor & Experiences page. Once submitted, our team will confirm availability and send an invoice. Decor services are fully set up prior to arrival and removed after your stay for a seamless experience.

  • Standard check-in is at 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests are subject to availability and may incur an additional fee. We recommend submitting requests in advance to confirm availability.

  • Yes. Parking is included at most of our properties. Parking details and access instructions will be provided prior to arrival. Please note that parking availability and garage access may vary by property.
